Welcome to our This issue I want to share my obsession with doors with you. I will also share what I’m up to in business and what I read and what I am experimenting on.

Not many people know this, but I am obsessed with doors. Everywhere I travel to, I take a lot of pictures of doors. They are very different at different places and in different cultures. Doors are so beautiful! Doors can tell you stories of the people walking through them. Doors are mysterious! Where does this door lead me to? What’s the life behind that door like? 😁 

1. Building in Public

The Fund business

I just had my first investor who did 1031 exchange into one of my deals. First big win in my Fund business was I was able to raise $300,000 for my first deal last year. Now I have my first 1031 exchange investor, it’s a big second milestone for me! And I think he might have another 1031 exchange coming next month as well. 😇

Why would someone 1031 into equity in multifamily syndication, you might ask? This investor is done with managing his own smaller deals and it didn’t improve his quality of life or his ROI. He just wants to delegate that to some group of excellent operator and enjoy his time doing things he loves. 😌

And I love that I will get paid in equity, not in cash. Fund managers or GP in deals don’t make a lot of cash, their earnings are in equity of the deals, the pay day is usually a few years from now.

The skincare business

I will get paid as a fund manager by presenting great investment opportunities to people. It’s kinda like a referral - word of mouth business. Which would bring us to multi-level marketing business, which everyone was curious about when I talked about in the last issue. 🤗 

So in my Colombia trip (May 25-30, which I won’t stop talking about for a while), I was roommate with this couple from Houston, Christian and Kathy.

Christian is an interesting character, weird and funny at the same time. He also set one of the most impressive and detail vision on our 18 people’s vision board. I really appreciate his heart though: He wants to give to build 1000 houses and 1000 clean water wells in Vietnam.

Together, the couple own a 20 years old construction company where he builds strip mall, a mortgage company, she’s a commercial real estate broker, they also own 12 vape shops, 4 restaurants and 1 boba tea place called 10X Boba.

Christian and Kathy introduced me to a new-to-the-US Korean skincare line that is spreading like crazy through network marketing, gave me the vision of earning 10k a month from that just like they did after doing it on the side for the past 6 months.

I said I need to use it first to see the result, but then I realized that brand was mentioned to me a month before when I asked a girl for a skincare place in DFW. Her skin was growing so I had to ask.

So I ordered a bunch and was so excited about getting the products. I’ve been using it together with my mom and sister for the past 2 weeks. Just yesterday, there’re some girls asking me what I use for my skin. They ended up bought a set from me. Well, I guess that’s how it works!!

The Businesses I’m discovering

So Christian opened up my mind to MLM business so I was asking my network on Facebook whether anyone does MLM or knows anyone doing MLM that I can learn from. I got introduced to T. - he’s also Vietnamese like me used to work as a Spanish teacher in Plano (where I live now). When he started doing MLM full time leaving his awesome teacher job paying $36,000 a year, all his family weren’t happy about that. Now after 10 years of taking his business seriously, he lives in a beautiful lake front house in The Colony, next to the CEO of Pepsi Co. 🤯

We met at a bakery in Carrollton where we realized we have so many common connections since he’s also investing in 10 syndication deals. His business is setting up electric and internet for people when they move, his big selling is at apartment complexes, making property manager’s life easier and his life so much better! 🥳 Since he earns $100 upfront and residual income of $0.4-$1 a month when they pay their bills. He has 39,500 customers paying right now which makes him about $700,000 a year and I would love to have his simple routine and free schedule. 😍

I started researching MLM.

The reality is real estate doesn’t make you cash or cashflow. Every successful syndicator I know has other businesses that generate massive amounts of cash to put into deals.

Then I stumbled on another company. This business fits right into my lifestyle while I can see a big vision for it! My mentor in this business income per year is well exceeding $3,000,000.

I’m still learning though and extremely excited about it.

2. Book corner

Maybe I’m too naive or was so blocked from the judgement toward MLM I did not know but Robert Kiyosaki wrote a book or 2 on MLM. The name of the book I just read is: The Business of the 21st Century (2012).

Apparently, many of the biggest business people are either involved or recommend network marketing, including Bill Gates, Richard Branson, Robert Kiyosaki, Stephen Covey and Jim Rohn (Tony Robbins’ mentor).

3. Experimenting

I’m experimenting letting myself and my son walk with naked feet on the ground more and get in real “touch” with nature whenever we are in nature. I believe that boost healing and happiness. ❤️
