I had a pleasure meeting many new investors over the last week through our Virtual Commercial Real Estate Meetup every Tuesday 11am. We share goals of owning Multifamily properties.

Here are some of our goals last week:

Daniel: raise 5M by end of year - raise 2M in 3 months

I’m excited to join a team doing a cool project near to the cute town that I love, we’re building 118 townhomes in Melissa Texas (very near to McKinney). 😇

Land entitlement and everything ready, we’re bringing utilities in now and then will go vertical next year.

When I moved to Dallas, I did not know what to expect but now I’m amazed every single day by the growth of this place! I also got to know the cute historical McKinney city downtown where we usually take our family and friends to walk around.

How to do a 1031 Exchange into Syndication?

First, we need to work really closely with 1031 exchange intermediary & Tax professionals on the transaction.

If it’s an LLC we have to make sure the same LLC will own the new property that we’re investing in. The person or the LLC will own direct title to the property. 

Let’s say the syndication deal has 10M total equity offering, the 1031 investors are bringing in 1M, then the 1031 investors will own 10% of the property. 

The Syndication LLC will own 90% of the property. 

Between them, they will have a Tenant In Common (TIC) Agreement.

With bank structure, the TIC Bank Account will hold the cashflow first, then 10% will go to 1031 investors, 90% will go to the syndication account then distribute to normal investors.

And that’s it.

1031 Exchange into Syndication Pros and Cons?

Pros:

  1. There’s no control so you don’t have to do anything.

  2. There are many good stable assets

Cons:

  1. There’s no control so we have to make sure the ones in control are the smart people and their interest align with ours.

  2. Short limits of time make it hard to learn about the sponsors we want to invest with.

Physical:

So I have been taking the supplements from BluePrint for the past week and love it. The Snake Oil - the olive oil is very delicious and I don’t mind drinking it 2-3 spoons a day.

I feel like I sleep better with the new routine I have co-sleep with June and my husband on 2 beds next to each other. 😅 

Next week I will have a call with my health coach at Life Force, hopefully we will be able to address my hormone issue.

I had a sinus infection (usually this time of the year), it set me back a few days with antibiotics and not able to travel to enjoy a friend re-union this weekend. But I decided I’m taking good care of my health first and then I can fly anywhere to meet my friends later!! 🥹

Mental:

In last issue, I decided to ban my husband from complaining. It’s been soooo amazing so far. I feel even more Joy and Love and Affection since there’s no space of being annoyed.

We now have time to enjoy June - our son. When we are not too busy talking non-sense anymore, we can focus on all his cute singing, talking and doing. His favorite is “What is that?” And then we can explain and teach him and he would repeat.

Again to confirm that we have to say No to not-so-great things to be able to say Yes and Enjoy other great things!!

What a Blessing to have a choice!
